Position summary: Roy Jorgensen Associates, Inc. is currently seeking a full-time Facilities Maintenance Superintendent. This position is responsible for scheduling assignments, preparing work areas and conducting work to ensure the safety of occupants, continuity of business operations, and the cleanliness of all work areas. The position will support locations in the Houston, TX area.

The company desires an individual with a high degree of focus on customer service, exceptional technical skill and an aptitude for facilities maintenance including electrical, mechanical, general building trouble-shooting, diagnosing, and repairs; along with executing preventive maintenance (PM) activities and including oversight of subcontracted services as required. The preferred candidate will have demonstrated knowledge in scheduling building inspections, maintenance and repairs as well as ability to quickly learn client sites, buildings, systems, norms of operation, occupancy and conditions of use in order to anticipate and respond to customer needs and requirements responsibly and professionally.

Experience and Skills required:
Requires minimum 8 yrs related experience
Must have a valid driver’s license and a good driving record
Customer Interface (communications, problem solving, work prioritization & scheduling)
Electrical skills (changing LED drivers, lights, minor electrical, and troubleshooting)
Familiarity with UPS / Emergency Generator and Fire / Life / Safety Systems
HVAC / CRAC Units (PM, system monitoring, knowledge and familiarization)
Plumbing skills, (minor restroom repair of toilets, sinks, and fixtures)
Building skills, (doors & hardware, furniture & hardware, bulletin boards,etc.)
Meeting setup skills (arranging chairs/tables, AV equipment setup)
Painting skills, (for touch-ups and misc.)
Computer skills, (email, scheduling, maintenance management, work order & PM’s)

 

Position Qualification:

High School Diploma/GED
Maintain company standards for background checks (i.e. criminal record, driving record and controlled substance/drug testing)
Knowledge of local driving rules and regulations
Carry out simple arithmetic functions
Maintain proper safety equipment required for each job
Knowledge and ability to adapt to the latest technology
Ability to use smart phone and applications
Ability to adjust to changing work schedule
Ability to work safely under ranging environmental and weather conditions
Capable of lifting up to 50 pounds; strenuous manual labor may be required
Ability to operate hand/power
tools

Position Description:

Provide supervisory oversight of building management efforts including preventive and corrective maintenance activities, contract services, construction efforts and client interface.

 

Schedule:
Full time, Monday – Friday, 7:00am – 3:00pm. Must be able flexible and able to work nights, weekends, and overtime when required.
